Takeoff & estimating

Every quantity, accounted for.

Independent takeoff and estimating for general contractors, subcontractors, developers, and homeowners across the Phoenix metro. You send the plans. We send back numbers you can defend in front of a client.

Scope

What we take off.

Trade-specific or full-building. If it's on the drawings, we'll quantify it.

Quantity takeoffs

Line-item measurement of materials straight from the plan set — concrete, framing, drywall, roofing, sitework, finishes, and more.

Bid-ready estimates

Quantities priced with current local material and labor costs, organized by CSI division or your own bid structure.

Material lists

Clean, orderable material lists you can hand to a supplier for pricing without translating anything first.

Budget & conceptual estimates

Early-stage numbers for feasibility, financing conversations, or telling a client what a project is likely to run before design is finished.

Change order pricing

Scope changes measured and priced so you can submit a documented change order instead of eating the difference.

Bid review & scope check

A second set of eyes on a bid you've already built — catching gaps, double-counts, and missing scope before it goes out.

The deliverable

What lands in your inbox.

A takeoff is only useful if you can check it. Every job comes back in a format you can open, audit, and reuse.

  • Excel workbook — line items, quantities, units, unit costs, and totals
  • Marked-up plan set — color-coded measurements tied to sheet and detail
  • Assumptions & exclusions — written out, so nothing is implied
  • RFI list — plan conflicts and missing information flagged for the design team
  • One revision round — included with every job at no additional cost

Rates

Flat fees, quoted up front.

Getting started

What to send.

The more complete the set, the tighter the number. But partial drawings are fine — we'll tell you what's missing and what we had to assume.

  • Plan set in PDF, DWG, or Bluebeam format
  • Specifications or scope narrative, if you have one
  • Your bid due date
  • Which trades you need covered
  • Any preferred suppliers or unit costs you already use
  • Your markup structure, if you want it built into the estimate

Send a plan set. Get a fee the same day.

No account to open, no minimum, no retainer required to start.
