The difference
Plenty of consultants will read a change order and give you an opinion. We take it off and price it independently, because estimating is what we do every week for other contractors. An opinion is arguable. A number built from the drawings is not.
Where we come in
You can bring us in at any point. But the leverage drops sharply once the contract is signed.
Before drawings are finished: is this project financially viable at all, and is the budget you're working from anywhere near reality?
Constructability review and budget tracking as the drawings develop, so cost problems get caught while changing them is still free.
The highest-leverage phase. Bids leveled, scope gaps closed, contract terms reviewed, and a recommendation you can act on.
Ongoing oversight — draws, changes, schedule, and quality — with a report each month that tells you where the project actually stands.
Punch list verified, final retainage released only when it should be, and warranties, lien releases, and record documents collected.
Engagement
Scoped to the project rather than sold as a package. Every engagement is quoted in writing before work starts.
We won't bid a project we're representing you on. Owner's representation and construction are separate engagements, and we keep them separate — so the person checking the numbers is never the person who wrote them.
